Are Your Co-Workers Making You Fat? Avoiding Unexpected Treats

By Kathryn Martyn, M.NLP Taming the See Food Eat Food Response What happens when you’re just minding your business and suddenly someone walks by with a delicious looking cake, muffins, or some other goodie you weren’t expecting. You weren’t hungry a minute ago but now you are suddenly ravenous. So you jump up and rush to get yours before it’s all gone. After you get back to your desk and a few minutes go by, what happens? You suddenly realize you want more. Your stomach may be growling in fact. You can still see those muffins in your mind’s eye. You want them. A few minutes pass while you debate, “I want another, No, I shouldn’t, but, I really want one, they sure tasted good. If I don’t hurry they might all be gone, what about your diet, who cares? I’m getting one,” and off you go. Frustrating, isn’t it? All you need is a plan for when the unexpected food suddenly drives you to eat. It’s not like this isn’t going to happen time and again, so having a way to deal with it, in that moment, is better than simply being swept up in the wave of wanting. The old pattern of see food, want food, eat food, get angry about eating food, eat more to get over feeling angry, get angrier, give up, eat more. This cycle generally ends when you either pass out or the food is gone. It doesn’t have to be this way. TV commercials also induce this see food, want food response, which is why so many people overeat in the evening while watching their favorite shows. Try this new approach using a technique caled EFT. It’s effective in that it forestalls the immediate pattern of jumping up and rushing to get a treat, and gives you a moment or two to think about what’s happening. Realizing you want a treat is fine, and deciding to have a treat is fine too, but simply eating out of a primal see food/eat food response is not okay. You can move past that immediate driven response to food cues by using this approach. Step 1: The Desire to Eat Unexpected Food Do a round of EFT the first moment you suddenly are struck by a desire to eat (when you weren’t hungry or thinking of food a moment before): “Even though seeing those muffins made me hungry, I deeply and completely accept myself.” “Even though I’m suddenly starving, I deeply and completely accept myself.” “Even though I want some cake (or whatever it is), I deeply and completely accept myself.” “Even though I know once I start, I’ll never stop eating all day, I deeply and completely accept myself.” “Even though I’ll wreck my diet today, I deeply and completely accept myself.” Now, these statements make not appear to make much sense, but if you’ve used EFT in the past, you’d know that a quick round of EFT on whatever it is that’s first and foremost in your mind (the thing you want, despite that you wish you did not), is what you want to address. That’s how EFT works. I don’t know anything about my car’s engine, but I can drive. You don’t have to understand every nuance of EFT or why it works to use it. Just do use it. (For info on learning EFT see resource box). Step 2: Spending Your Calories Wisely First check out the offerings by looking them over. Food, especially unexpected food, has to qualify before I’d even consider eating some. For me a food qualifies as special by how it looks, it’s texture, taste, and whether it truly is “special.” Does it appear good enough to spend my day’s calories on? I do pay attention, and I know I have a certain amount of calories on any given day and I don’t want to waste them. If the food is ordinary (something I could buy myself any day of the week), then more often than not I’ll choose to pass, saving my calorie expenditure on something I deem more worthy. I think to myself, “I’d rather have cheesecake,” which means I decide whether I want this food, or whether I’d rather go get something better later. I can always stop by the bakery on my way home. There are other things I like better which I could have instead. Think of your own favorite treat and use that when confronted with unexpected food that you may want, but it’s not fabulous, just ordinary. By ordinary I mean doughnuts bought at the supermarket that are nothing special, or a bakery cake with icing you don’t like. I don’t like typical bakery shortening icing and always scrape it off because the cake’s still okay. Don’t eat parts of the food you don’t even like. Chips, pretzels, cookies, etc. Are they home made or store bought. You can buy the store bought brands any day, they aren’t special at all. Take a pass. Save your calories for something really special. I’d rather skip the morning treats and have a piece or two of excellent chocolate tonight. If you take a bite and find the food is not as good as you expected, you don’t have to eat it. “Really? I don’t have to eat it?” That’s right, you can choose to not eat. There is simply no way I’m wasting calories on food I don’t even like. No one is going to notice you aren’t eating. Talk to those around you. Laugh, enjoy yourself. Set the plate down, walk away. No one will even notice. If someone says, “Aren’t you going to eat that?,” you can say, “In a minute,” and go on chattering. They’ll forget all about it. Their only making conversation, they really don’t care whether you eat, believe me. If the idea of leaving food or throwing food away is more than you can tolerate, use EFT on that issue too: “Even though I can’t stand to throw away food …” “Even though I hate wasting food …” “Even though there is no way I can throw away perfectly good food …” “Even though my mother said you should never waste food …” Being unable to “waste” food is usually a holdover from childhood. You can outgrow childhood conditioning, if you want to. If you hold on to those beliefs, fine. There are no rules here. Just go with whatever comes up, using EFT on anything and everything, and you’ll be amazed at the difference it can make. Step 3: Ending Food Cravings Even When You Don’t Want To Do a round of EFT on the desire to eat anyway. If you think you don’t really want the food, but yet you do. In other words, you can’t decide not to eat it, or you’re deciding not to do the EFT because you want to eat it anyway, then do the EFT first, have the food second. You’ll still get to eat the goodies. No one is taking anything away from you. You may still want the food but find your desire has lessened. You’ll want it because you’re hungry for it, or you’ll want to take some and save it for later when you are hungrier. You can always save some for later. There is no food police to take it away if you don’t eat it right now. Nobody is going to scold you for not finishing your food. Maybe when you were 6-year sold, but not now. If any memories pop up about eating, leaving food, your mother telling you what you should or should not do, wasting food, or about getting enough to eat, use EFT on those too. That’s the best way to use EFT, just go with the flow of your thoughts, ideas, memories. You’ll get where you want to go without needing to know the details in advance. Just use EFT on whatever thoughts pop up, and slowly those emotional issues and faulty beliefs will melt away like light snowfall in the afternoon sun. If you take these three steps and still want to eat, go ahead and eat. You’ll feel okay about what you’re eating, and that’s the point. After The First Date

By Jason King The time after the first date can be a very emotional experience. The excitement of what to do next can be racing through someones mind. These emotions are magnified even further if the date was a success. This however is a time to slow down and play it cool. The last thing anyone wants to do is scare of a potential Mr or Mrs right. There are many excited singles longing to reach for the phone at the first opportunity. Getting to know someone doesnt need to be achieved within a few days, its a process that needs to take time. The relationship needs space to breath. A day or two after the first date is a perfect time to collect thoughts, and as they say, absence makes the heart grow fonder. When you do get around to that first phone call remember to stay relaxed and dont come across as being infatuated. Try to get a sense of how the date went for the other person. When the time is right mention how the date went for you, and see what type of response you get. If its a positive one you have the option of talking about another date, or playing it cool a little longer. Maybe call them again in another couple of days, but still leave them with the feeling that you are very interested. You dont want to give them the impression you are not as this could put doubts in their mind. The next call should be about the second date if you havent mentioned it in the previous call. Arrange a quiet place for the date so you can still chat in comfort, and get to know them a bit more. As the dates progress, adding fun to them can bring two people closer. Trying an activity for the first time like bowling can create some humor. Learn to laugh together, its a very romantic emotion. The time after your first date can be an exciting, emotional experience. Remember to relax, play it cool, and dont come across as being infatuated, and everything should run along smoothly. Beware of Hidden Clauses

There are five main terms of a mortgage: the loan amount, the interest rate charged, the fees charged, the length of time before the mortgage is due, and the payment schedule. One of the ways they profit from lending to you is through the interest they charge against the amount you borrow. Interest Rate: An interest rate is a percentage charged to the balance of your loan. Lenders are willing to lend you money because, by doing so, they make a profit. Index: An index is a moving, economic indicator that an interest rate is tied to. Most indexes are tied to U.S. Treasury securities. If the index goes up, so does the interest rate. Margin: A margin is a premium that lenders usually add to the index to determine the interest rate for your loan. Rate cap: A rate cap limits the amount the interest rate can increase. Most ARMs have two types of rate caps: periodic and aggregate. A periodic rate cap limits the amount the rate can increase at any one time. An aggregate rate cap limits the amount the rate can increase over the entire life of the loan. Payment cap: A payment cap protects the borrower from unaffordable individual payments. The payment cap sets a maximum amount for payments. If the rate increases but the payment cap prevents the borrower’s payment from increasing accordingly, the rate could result in negative amortization. Adjustment period: An adjustment period establishes how often the rate may be changed. For example, the adjustment period may be monthly, quarterly or annually. Conversion option: A conversion option permits the borrower to convert from an adjustable-rate mortgage to a fixed-rate loan at certain intervals during the life of the loan. An interest rate for an adjustable rate mortgage typically starts off significantly lower than a fixed rate mortgage. Because of this, an ARM can be a great way to finance a short-hold property. Adjustable rates and fixed rates can be combined when obtaining a mortgage. You can take out a mortgage that is fixed for part of the loan term and adjustable for the rest. The shorter the loan term is at a fixed interest rate, the lower the interest rate is to begin with. There are other factors that may increase the interest rate a loan officer quotes you from the par rate. The par rate is the going rate that all lenders are offering for a specific type of loan. If one loan officer quotes you a higher rate than another for the same loan, then he has increased your rate in order to make a larger commission. The interest rate that your loan officer quotes you is negotiable down to the par rate. Be sure to find out what the par rate is so you have a point of reference. This one point could potentially save you thousands by reducing your interest rate. However, there are increases to the interest rate that are required by the lender if the borrower is going on stated income, the property is non-owner occupied, the property has more than one unit or if the borrower’s credit posed a greater risk to the lender. Your loan officer is unable to negotiate these increases down. Most mortgage and deed-of-trust loans are amortized loans. That is, they are paid off slowly, over time, in equal payments. Regular periodic payments are made over a term of years and are referred to as a payment schedule.: An amortized loan payment partially pays off both principal and interest. Each payment is applied first to the interest owed; the balance of the payment is then applied to the principal amount. At the end of the loan term, if payments were made as scheduled, the entire loan balance and interest will have been paid in full unless a negative amortization was used. An amortization chart can tell you what your monthly payments would be for a certain loan amount, with a certain interest rate, for a certain length of term. You don’t want to call your lender to find out what the mortgage payment would be for every property you are analyzing. Get familiar with how to use an amortization table. You should purchase a small pocket book amortization table, available at most book stores, so that you will have it accessible at all times. A negative amortization occurs when the payment requirement is not large enough to cover all of the interest that has accrued. Instead of the loan balance decreasing, it increases. These loans are not highly recommended by our investors. They are usually used when a borrower is unable to qualify for the mortgage payments of a typical amortized mortgage. The lender will use a negative amortization loan to decrease the borrower’s payments and get them qualified. A straight loan or term loan, more commonly referred to as an interest-only loan, essentially divides the loan into two amounts to be paid off separately. Due to the lower rate and the payments reduced to only the interest, your monthly payments are significantly less than an amortized loan or other payment plans. This can greatly increase an investor’s cash flow on a property. True, you are not gaining equity by knocking off principal each month, but you may still be gaining equity due to appreciation. Aussie Low Doc - High Value Mortgage

These are loans for which borrowers are able to self-certify their income during the application process. Full financial documentation such as payslips or tax returns do not need to be provided by the borrower. Low doc home loans were introduced primarily for the self-employed or those with irregular income whose finances may not be up-to-date at the time of the loan application The value of low-doc loan approvals in Australia has grown over the past year, even though these loans are estimated to only represent around 5% of the loan market. Initially, low-doc loans were marketed only by specialist non-bank lenders, but in recent years mainstream lenders and even some of the major banks have also entered the market. While some of the non-bank lenders are prepared to offer low-doc loans to borrowers with impaired credit histories or other non-conforming characteristics, mainstream lenders still expect the client to have a clean credit history and a sizable deposit. The good news is that the deposit required with a Low Doc loan can now be as low as 5% and the interest rate which was previously loaded for the extra risk is these days not much different to the standard variable rate. Lenders have also increased the maximum size of low-doc loans that they are willing to provide. When low-doc home loans were first introduced, the maximum allowable loan size was generally around $500 000 but these limits have since been increased, contributing to an increase in average actual loan sizes. Recent estimates based on securitised loans suggest that new low-doc loans are on average around 30 per cent larger than conventional loans. Analysts estimate the low-doc loan market in Australia is growing at more than 15 per cent a year compared to 12 per cent for traditional home loans. In recent times, the Tax Office has expressed concerns at the growing numbers of persons applying for loans which allow them to declare an income beyond that declared in their tax returns. The Tax Office is threatening to target users of the low doc loan products in their future tax audits. To facilitate this the Tax Office is considering forcing lenders to provide confidential customer information enabling it to match tax returns against mortgage insurance records. Macquarie Research estimates the low-doc lending market is worth up to $50 billion, or 8 to 12 per cent of the mortgage market. According to reports by Australiaa leading home insurers, defaults on low-doc loans are escalating but at this stage do not present a serious concern. A contributing factor has undoubtedly been the recent upward trend for interest rates. No-doc Loans No Doc Home loans are similar to Low Doc Home loans with the only difference being that no information needs to be provided by the borrower on his income or asset levels. The lender is effectively providing the borrower with a mortgage which is solely secured by the property being purchased. These loans are generally provided at a lower LVR than the Low Doc loans and an even higher interest rate they are seen to present a greater risk to the lender than the low-doc loans. Applicants who own businesses, make commissions, live off investments, get their income in cash may not want to give up their privacy and are often prepared to pay for this privilege. No Documentation mortgages were designed for such applicants. Borrowers pay for the flexibility and privacy of these types of mortgages. A clean credit is a must. Lenders also want the No Doc borrowers to make a larger deposit (generally 30% to 40%). Some of the key reasons why an applicant would consider a low-doc/no-doc mortgage include: Self Employed applicants whose financials are not up-to-date; Financially independent people with complex asset and income structures; Retirees who live off investments; People whose lives are in a flux because of divorce, recent death of a spouse, or career change. Both the Low Doc and the No Doc markets are fairly new to Australia. These loan products have made it possible for people who can afford a loan but do not qualify with a traditional lender to borrow. They have also made it possible for people who are asset rich but cash poor to get access to the equity in their property without needing to sell any assets. The No Doc Loans in particular, serve as an excellent wealth generation tool as borrowers are able to use the equity in their existing assets as a deposit in the acquisition of future assets and thus over time grow a property portfolio. Try to identify your niche or area of specialization within a company or industry that will be in demand in the future. Where do you want to be in 2 years, or 5 years? You must take develop your own strategic game plan, and hold yourself accountable. 5) Avoid Dangerous Pitfalls: A recent study by Harvard University showed that for every firing due to failure to perform, there are two firings due to personality conflicts within a team. There could be temptations to mislead a customer to get one more sale, or hide a mistake from management. Internet and e-mail abuse is still a widespread problem. Further, the threat of sexual harassment is real. Often, the intent of the offender may not necessarily be malicious, but rather they dont realize the difference between what is appropriate in the workplace vs. a night out at the clubs.
